West Meade and Hillwood sit just west of Belle Meade, and together they form one of the areas the Knabe Home Team works most heavily. It is a core listing market for us — we currently represent two of the highest-priced homes on the market here, and we have closed repeatedly on the streets around them.
What defines the area
The through-line is land. Lots here run large by Davidson County standards, heavily wooded and rolling, on curving streets laid out to follow the terrain rather than a grid. That topography is the reason the area has held its character while denser neighborhoods closer in were subdivided.
The housing stock splits three ways. There is a deep supply of original mid-century ranches and split-levels, many on lots worth more than the house. There is a steady flow of substantial renovations. And at the top end there is genuine custom new construction on estate-sized parcels — the tier where we do much of our work.

Who it suits
Buyers who want acreage and mature trees without leaving Davidson County. The area appeals strongly to people trading a tight in-town lot for real space while staying fifteen minutes from downtown. It also draws buyers who want to build: teardown-and-rebuild is an established pattern here, and land value supports it.
What to watch on price
This is a wide market. An original ranch needing work and a new custom home on an estate lot can sit on the same street with a multi-million dollar gap between them. Comparables have to be chosen carefully — square footage alone will mislead you here more than in almost any other Nashville submarket. Condition, lot size, and whether the land supports a rebuild all move the number substantially.
Percy Warner Park sits on the eastern edge, and proximity to it carries a premium of its own.
