California sends more movers to Tennessee than any other state, and the Los Angeles-to-Nashville route is among the most established. For entertainment and music professionals in particular, Nashville is no longer a career compromise — it is a second industry hub.
The financial picture
California's top marginal income tax rate is the highest in the nation at 13.3%. Tennessee has no state income tax at all. For high earners, that single line is frequently the largest financial change of the move.
Property tax is the more nuanced comparison. Proposition 13 keeps LA County's effective rate around 0.69% — lower than most of the country and not far off Davidson County's 0.55%. If you have owned in LA for a long time, your assessed value may be far below market, and your Nashville bill could be assessed on the full purchase price. Run that comparison specifically rather than assuming property tax falls.
The honest caveat: Tennessee's combined sales tax runs near 9.25% in Nashville, higher than most of California. The income tax difference usually dwarfs it for high earners, but it is a real offset at lower incomes.
What your housing budget does
This is usually the headline. LA County's median home value sits near $783,000, and in the neighborhoods most LA buyers are leaving, the real number is well above that. Nashville's equivalent tier buys substantially more square footage and land. Buyers frequently move from a modest lot to an acre, or from a townhome to a detached house with a yard.
What takes adjusting
Seasons are real. Nashville gets genuine winter, genuine humidity, and thunderstorms that would close a freeway in LA.
The industry runs on relationships and rooms. Music Row, the writer community, and the studio scene are tight and geographically concentrated. Where you live affects how easily you plug in.
Traffic exists but is a different scale. Nashville congestion is real at peak hours and nothing like the 405.
Where LA transplants tend to land
Music and creative professionals gravitate toward 12 South, Green Hills, and Belle Meade for proximity to Music Row, or East Nashville for a more independent, artist-heavy feel. Families wanting space and schools look at Brentwood and Franklin.
